I'm happy to swap rooms. The available bedroom is the one closer to the entrance door, further from balcony (See floor plan image).
- It doesn't have the ensuite bathroom, however:
+ Includes bath tub
+ It's further from the street.

* bed included (currently I also have a new spare "ecosa pure" mattress if the current mattress is too firm for you).

* Portable Air Conditioner included. (Currently the window mounted aircon needs repair. Waiting on Kogan to send technician)

* Desk
* Office chair
* Extra 2 shelf drawer

* The bedroom has a short carpet. (The rest of the house is wood and tile.)

-The bedroom with ensuite is available for $50pw extra.

Quiet and very sound proofed against all sounds including traffic and neighbours.
Private spacious balcony, beautiful leafy views.

Parking:
My parking spot can be negotiated, with underground storage cage, there's underground visitor parking, and streets nearby are often very available for parking.

Gym:
I was recently gifted a home gym (all compound lifts, lat pull, rows, dip, chinup). Please let me know if you prefer it or just a TV in the living room. I'm not too fussed but almost no flatmates in my experience watch TV so I might set up the home gym in the living room or balcony now.

Hybrid fibre internet (250mbps download, 25mbps upload).

Bus stops just outside for travel in all directions and to Burwood/Campsie stations.
Instant driving access to Liverpool road and Burwood road.
Great restaurants nearby (e.g. Thai food, The Royal Sheaf Hotel).
A new commercial gym has opened down stairs. (Kick-boxing).
(Also features a small common area with yard and BBQ but it's nothing special).

Optional food sharing:
I cook Hello fresh 3 times a week. I can happily order double size (4 servings per meal) and cook and wash dishes for you if you pay 60% of the hello fresh each week (or visa-versa if you can cook and wash thoroughly). (I tend to pick the coeliac friendly options, no chicken thigh, and less baked potatoes and chips because I'm tired of them.)

Only occupant is me (apartment owner), in the bedroom with ensuite bathroom but I can swap rooms if you like for an extra weekly amount.
I'm a software engineer, tidy, quiet and polite. I lean slightly introverted but am up for a chat from time to time with polite company.
I've been a flat mate a few times now so I have experience.
Compatible people
Mainly looking for a couple at the moment so that I can afford to live in the apartment while still leasing part of it out.

As long as you're friendly and clean, all personality types are acceptable.

I've made a list of house rules over the years to help clear up expectations about cleanliness and care of the apartment. (Basically, try to keep things you use clean and learn how to keep appliances maintained/undamaged after using them).
