Located just a 15 min walk to Parramatta Station Westfield or 5 min walk to Light Rail and Parramatta River Ferry. Parramatta Station has regular express trains to City (26 min), so also suitable for anyone working in the city.
Also about 5 min away from a Woolworths Metro and a variety of cafes. Right near some nice bicycle and walking paths along the Parramatta River.
The exact date of availability isn't definite yet, waiting for confirmation from my roommate) but she is expecting it to be the mid-end of July.
