Bills and expenses

4.1 The first AU$350 for electricity per quarter is included in the rent.
4.2 If the usage is over the capped amount, the difference will be divided evenly
between occupants) and will be calculated on a pro-rated basis depending on when you
start and end your agreement.
4.3 Gas and Water are included in the rent. Tenant agrees to:
-never leave any gas appliances on while unattended.
-never leave any water fixtures on while unattended.

-be considerate of other tenants while using hot water to ensure adequate usage within

negotiation between the landlord and the tenant regarding running costs.
