This room was recently painted and has new modern roller blinds (most other rooms in the house have dual mesh privacy and blockout blinds). There are sufficient power sockets and antenna points for terrestrial TV. For added comfort, ducted reverse-cycle air conditioning is available throughout the house. Particular zones, including the bedrooms and kitchen, may be turned on/off. This is ideal as one person could have the air conditioning on in one room while another can have it off!

The internet service and water are included in the rent for this room. Electricity will need to be paid on top of the rent.

This three-bedroom house in Muswellbrook is just a five-minute walk from Muswellbrook Fair, close to Coles, The Reject Shop, Domino's, Chemist Warehouse, Harvey Norman, Liquorland, Stepz Fitness, and Muswellbrook Doctors. Highbrook Park is just across the road, providing convenient access to the football field to train and run. Some lovely walking tracks are on the hillside of Ironbark Road, up near Kijini Reserve.

This house is fully furnished and includes linen and towels! Tenants may use all the shared lounge room, bathroom, toilet, laundry, and kitchen facilities, including plates, cups, cutlery, pots, and pans. A medium-sized stainless steel fridge, dishwasher, microwave, oven and cooktop, kettle, and toaster are available. There is plenty of space in the backyard to have friends and family over! One of the three bedrooms is available for rent.

The bedrooms, bathroom, and toilet were recently renovated and painted. All rooms have new modern roller blinds (most have dual mesh privacy and blockout blinds). My house is currently vacant. I plan to rent two of the three rooms and stay in the third room as I continue to improve the house. Upcoming refurbishments include painting the living room and kitchen and resurfacing the kitchen bench tops and floor.

The owner will maintain the lawns, which will be mowed and trimmed generally once per month. Tenants must work with each other to keep the house clean and tidy.

The rent includes water and unlimited internet through Wi-Fi (25Mbps download and 8Mbps upload for one to three devices – suitable for HD video streaming). Electricity will be charged pro rata and billed monthly, divided fairly among occupants. For added security, the outside of the house is under constant video surveillance.

I am a 38-year-old man working full-time in health and medical research. Consequently, I frequently travel to Sydney to collaborate with my colleagues at universities and hospitals. The entire house is fully furnished, making it suitable for someone without furniture.

I am very flexible and understand that people work day and night shifts, particularly in mining towns like Muswellbrook! If you smoke, you are welcome to live in my house on the condition that you smoke only outside. However, no pets are allowed, as they tend to damage furnishings and walls.
