Kensington

Description of the home

We are the home owners and moved to Kensington just 12 months ago. It is a large home and as we go off on holidays for months during the year, it makes sense to have lodgers. We have a nice, large spare room which we can share with you. We have had lodgers both here in Australia and in UK, before returning to Australia.

Our location is ideal, just a short walk to the Swan River, and just a few minutes walk to the local IGA, Turkish restaurant, another restaurant and a couple of coffee shops. The Bus stops are a minutes walk away - one way goes to Elizabeth Quay, Perth and the other to Curtin University Bus Depot. Just a few minutes and you are into the city if you go by car or a few minutes longer brings you by bus to the city.

We are just minutes away by car or bike, to Victoria Park and the busy Restaurant and coffee shop strip plus the major shops are there, Coles, KMart etc.

We are a sociable couple, travelled a lot - still do! So there are times you would be on your own possibly with one other lodger in the house, as we do go away for a few months to Europe or a few weeks to Eastern Australia.

The room is large with your own semi en-suite most of the time. If we have guests it would be shared or with me occasionally if I want to have a bath!
The kitchen is fully equipped, gas hot plate and duel electric oven. Fridge/freezer, microwave, toaster, kettle, plenty of crockery and cutlery etc. The laundry has a domestic washing machine - (not to be used for dirty work clothes), cupboards, iron and ironing board and a large tub sink. There is ducted reverse air conditioning in the house.

Outside there is a large covered patio area with outdoor chairs and table.

We would like to cover ourselves by saying that should you use more of any of the utilities than normal (we would show past & present bills) then we have the right to charge a little more to cover that particular period! Sorry, but it has happened to us in the past!

The person/people taking the room should be able to give us checkable references please!

Bills and expenses

All bills are included - Dodo NBN Wifi, electricity, gas and water (proviso- see note) If the bills are higher than normal we will show the bills and ask for extra payment to divide the money due.
Just provide your linen, your own food and all of your consumables.
We require one weeks rent in advance, plus two weeks bond and a $50 key bond all of which will be returned on leaving subject to everything being in good order and the keys returned!

We shall increase your contribution in line with inflation. If there is extra money due from we shall look at the bills with you and work out the extra - we are very fair.
