Home Description

Description of the home

• Large master bedroom with en-suite for rent.
• 2-bedroom, 2 bathroom apartment with two tenants.
• Excellent Alexandria/Erskineville location, close to transport, cafes, supermarkets and park.

In addition to the available bedroom, the apartment contains another bedroom and bathroom (which includes the shared internal laundry), a large and well-lit combined living/dining space (carpeted), medium-sized kitchen with dishwasher, rangehood and electric cooktops, oven, and a modestly sized balcony overlooking the street below. The apartment is very clean and well-kept with shared amenities (Vacuum cleaner, washing machine, dryer, iron and smart TV available for use).

The apartment is located on the first floor of a secure complex, which boasts a recently-renovated gym, large outdoor pool, gardens, grassed outdoor area and secure street-level parking. A secured, underground parking space (currently unused) is also available to the prospective flatmate. Strata company (GK Strata Management) and landlords (Park Properties) are both excellent to deal with – very polite, proactive, communicative, and tenant-friendly.

Perfectly located on the border of Erskineville and Alexandria, the apartment complex is located within walking distance to St Peters (8 mins), Erskineville (15 mins), Newtown, Macdonaldtown and Green Square Train Stations (each 20 mins). It is also well-serviced by bus routes, with the 308 and 370 travelling directly past the apartment, providing connections to Coogee, Central, Marrickville, UNSW, Bondi and Leichardt. Otherwise, taxi or uber to/from the city is approximately 10-15 mins ($15-$20).

Surrounded in a beautiful, leafy part of town, the apartment complex is well-served by food, drink and attractions. Sydney Park’s dog-friendly open spaces, sports grounds and are directly across the road, and many excellent cafes, bars and pubs (including the Grounds of Alexandria) are located within walking distance. King Street and Redfern dining districts are also easily accessible.

The Apartment has been well-maintained and occupied by the current tenants (young professionals) for the past (almost) 3 years, in which time we have not experienced any rent rises.

Inspections welcome!

Bills and expenses

Rent is currently $660/week, and like all bills, is to be split equally with the incoming housemate ($330/week).

Other ongoing expenses are limited, and include gas (historically $5-$6/person per week), electricity (historically $5-$6/person per week) and contents/rental insurance (approx. $250 person per year). Water usage is paid by the landlord.

Current 12-month lease expires in January. However, I am intending to renew the lease with the incoming flatmate for another 12-month period.

About the occupants
Remaining flatmate is a young, LGBTIQ+-friendly professional in his late 20’s (male) currently working in the CBD at a professional services firm. He often works long hours (and thus, you'll frequently have the apartment to yourself!). However, on the weekends he enjoys cooking, exploring the local cafe scene and often holds wine tastings for friends – and would love for you to join!

Current occupant of the room is a young, LGBTIQ+ professional in his mid-20’s (male), lawyer, who is moving to the UK for a Master's degree.
Compatible people
Ongoing housemate is looking for friendly, considerate, respectful and easy-going people with a positive attitude. Keen to maintain a drama-free, non-smoking and tidy (but not fussy!) home, housemate is perfectly suited to a young professional or someone who is studying full-time.

Keen to maintain a collegial, friendly household - where your private spaces and own time are respected - the ongoing housemate loves to catch up for a meal and a drink, either home-cooked or in the local area. Cleaning of communal areas is a shared responsibility. Sadly, pets are prohibited by strata.
